Development Layout The Reef consists of two main towers:

• Tower 1: North Reef – A 25-story building dedicated to residential units, featuring amenities such as a restaurant, bakery, spa, bar, gym, infinity pool, and hotel lobby.
• Tower 2: South Reef – An adjacent 18-story tower with a mix of residential units and hotel rooms.
• Estimated Number of Units – The Reef Mactan Residences includes approximately 240 residential units, with around 204 units in North Reef and 36 in South Reef, offering floor plans from studios to three-bedroom layouts. This count is approximate, as some owners have combined multiple units, altering the original layout.
• The Reef Island Resort Mactan operates as the hotel within the property, with 175 rooms and suites completed in 2022 to accommodate guests and visitors. Hotel rooms are located on the first six floors of Tower 1 and throughout Tower 2.

Residences and Views 

Most residential units are ocean-facing, featuring expansive eastward glass walls for stunning sunrise views and a seamless blend of indoor and outdoor spaces. Some units positioned between the towers have partially obstructed views but still offer ocean glimpses from their balconies. • Parking – Open parking is available on the east side of the building, though designated spaces are limited.

Market Insights 

The Reef’s combination of luxurious design, prime location, and unique amenities make it a highly desirable property on Mactan Island. In 2022, significant deals were available from early owners selling units or entering foreclosure, but much of that inventory has since been absorbed, resulting in stabilized, higher prices that reflect the property’s exclusive appeal.
